The Usual Beat: Seasonality in Real Estate Normally, real estate’s got its own rhythm – spring’s the headliner for home listings. It’s when most folks put their homes up for sale, and buyers come out in droves. But as the year rolls on, this beat usually slows down.

Check out this chart from Realtor.com that lays down the visual tracks (see graph below):

Here’s what’s blasting through the speakers:

  • 2017-2019 (Blue and Gray Lines): These were the greatest hits. The trends were like clockwork – predictable, steady, the kind of stuff you could groove to.
  • 2020 Onward (Orange, Green, Red Lines): Then came the remix nobody asked for. 2020 hit a sour note – thank you, pandemic – and 2021 and 2022 tried to find their groove back but still had their own quirks.
  • 2023 (Black Line): Now, this is where it gets interesting. This year’s doing its own solo – breaking away from the usual seasonal drop. If it were playing by the old rules, it’d look more like the dotted black line. But no, it's keeping the listings coming – more than last year, even.
